New Office Building Coming to Ninth Street Gateway into O.C.

first_imgKeller Williams begins building its new office at the corner of Ninth Street and Bay Avenue. By MADDY VITALEA transformation of the Ninth Street corridor in Ocean City has been going on for a few years. The newest addition, a real estate office building for Keller Williams, promises to serve as a commercial centerpiece in the main entryway into town.Gone are the eyesores — the blighted sites of former gas stations. Over the last couple of years much has changed along the busy gateway, giving visitors and residents some vibrant new options to see.The city has created landscaped green space to make the corridor more attractive. There has also been construction of a major office building, home to McMahon Insurance Agency and Berkshire Hathaway HomeServices Fox & Roach Realtors. There are other upcoming building projects, including a new Republic Bank.In about 11 months, another new building, which has been years in the making, will become a reality.Construction has begun on the project, a new office for the Keller Williams real estate firm. It will feature about 4,800 square feet of spaceAn architectural rendering shows what the Keller Williams office building will look like.On Monday afternoon, workers were putting up the steel frame and some masonry for the building.“We want it to be the focal point when coming over the bridge,” said Paul Chiolo, owner of Keller Williams. “We wanted the opportunity to do justice to that area. My goal is to have it be something special and beautiful. I really believe we have captured something perfect there.”But the construction phase was a long time coming — since 2016.There were battles with the city over construction and planning board issues. The project was eventually scaled down from 6,000 square feet to 4,800 square feet.“It will be a very modest building,” Chiolo said of its size.He noted that the new building will replace the Keller Williams site at 1 Atlantic Ave. in Ocean City.Paul Chiolo, owner of the Keller Williams real estate company, addresses the planning board in 2017.While there are multiple sales agents at Keller Williams, only about three people will be at the office full time, due to the nature of the jobs. There will be 20 to 24 parking spaces. The land purchased by Chiolo and Keller Williams was formerly occupied by an abandoned Exxon gas station that had marred the appearance of the Ninth Street entryway for years.Keller Williams bought the property for $500,000 and demolished the blighted Exxon station to make room for new construction. The city, meanwhile, earmarked over $1 million from its budget to clean up the area and made efforts to purchase two other abandoned gas stations. Ultimately, Ocean City partnered with Cape May County to create a landscaped mini-park where the old BP and Getty stations had been on Ninth Street. The county purchased the old Getty property for $650,000 through an open space grant and leased it back to the city for $1 per year. The former BP station was purchased in 2016 by the city for $475,000. An earlier county open space grant reimbursed the city for the cost of the old BP site. The Keller Williams office site is only in the beginning stages, but the owner says it will be a beautiful addition to the Ninth Street corridor.last_img read more

Partners for Possibility selected as finalist of the global WISE Awards

first_imgPartners for Possibility joins NGOs from Morocco and Nigeria on prestigious WISE listPartners for Possibility (PfP), a South African social enterprise that develops leadership capacity in under-resourced schools across the country, is a finalist in the global World Innovation Summit for Education (WISE) Awards. The announcement of was made this morning by the Qatar Foundation, which created the WISE Awards in 2009. Every year it evaluates hundreds of innovations in basic education before ultimately selecting six winners to be showcased at its WISE Summit in Qatar and receive $20 000 in prize money.Since its inception, the judges for the WISE Awards have evaluated over 2 400 nominations for the Awards from over 150 countries and have awarded just 54 prizes, to social innovations in countries as far afield as Finland, the USA, Spain, Morocco and India.“To be recognised by the WISE Awards is a very special achievement,” says Dr Louise van Rhyn, Founder and CEO of Partners for Possibility. “It means that our programme meets their criteria of being a creative solution to reduce inequality in South African education.”Partners for Possibility was founded in 2010 as a leadership development and principal support programme that brings together a school principal of an under-resourced school and a business leader in a year-long developmental partnership. The partnership participates in an accredited leadership development process while at the same time working together to develop solutions to the challenges faced by its specific school.Since starting at its first school in Cape Town, the programme has grown to over 720 schools across South Africa.“Our programme provides the much-needed support and leadership skills to school principals who have received little or no preparation for the challenging task of managing a complex organisation with very limited funds amidst crippling social challenges such as poverty, child-headed households, drug abuse and gangsterism.“Aside from supporting the principal and partnering him or her with a business leader who works and learns as an equal alongside them, the programme also creates fertile ground for further interventions and support from business and social change organisations,” says Van Rhyn.Partners for Possibility’s unique concept of combining leadership development with social support to principals of under-resourced schools has received wide acclaim since 2010. The global platform HR.com has selected Partners for Possibility as one of its Top International Leadership Providers in 2016 and 2017, and NGO Adviser selected PfP – the only social enterprise on its list from South Africa – as one of the top 100 NGOs in the world in 2018.“Being a WISE Finalist will also offer PfP a global platform to share its insights and solutions as well as how these could be applied to other industries and countries. We look forward to networking with other global finalists who share our passion for quality education for all children,” says Van Rhyn.It is estimated that 80% or 20 000 public schools in South Africa are “in crisis” or under-resourced and in need of support. An evaluation team from the WISE Awards will soon travel to South Africa to experience the programme first hand and to interview alumni and other key programme stakeholders. The winners are set to be announced in September 2018 during the biennial WISE Summit.“Brand South Africa is delighted to hear that Partners for Possibility have been announced as a WISE Awards Finalist.  These awards are a testament that giving back to communities does not go unrecognised”, said Brand South Africa’s GM: Stakeholder, Ms Mpumi Mabuza.last_img read more

MP3tunes Makes An Offer to Lala Customers

first_imgThe speculation about Apple launching its own streaming service in place of Lala is fueling the competition for online music services. Apple acquired Lala last year. The popular service sold songs for 10 cents. The songs streamed in web browsers. Music could not be downloaded for the low priced tracks. Update: Higher priced tracks could be downloaded. On May 31, Apple will shut the service down. The streams will no longer be available. Apple will give iTunes credits to Lala customers.MP3tunes is one of the most interesting alternatives to Lala. Michael Robertson is the company’s founder. He is also the founder of MP3.com, a company he started in the 1990s and later sold. During its time, MP3.com was the largest online music site in the world.MP3tunes has a promotion underway for Lala customers. Lala customers that wish to switch to MP3tunes may do so for 10 cents, the cost of single track on Lala. For the price of that song, uses get 50 GB of free storage space for their music. The service would normally cost $39.95.MP3tunes offers an API, which may give the service its biggest edge. They have figured out how to get the music you store to play on any number of devices including:The iPhone, Android and a variety of mobile devicesConsoles such as the Playstation 3, Nintendo Wii,the TiVo.The Clarion MiND for playing in a car.Web apps including Google DesktopUnlike Lala, users may keep their music in an online locker but they may also download it. Other services share similar models. For example, Canonical launched a music service earlier this year that allows people to buy music, sync it to their own device and upload it to a cloud service. MP3tunes offer a similar service. Michael Robertson:“About a year ago I wrote, “Your music will be controlled by Lala and will eventually vanish, because no company lasts forever.” I can’t promise MP3tunes will last forever – all companies will eventually go away. But I can do the next best thing. Each MP3tunes customer gets a software program called LockerSync which you can use to download your entire library anytime you like. It’s the ultimate insurance policy so that you’ll never be dependent on MP3tunes or any other company for your media.” A Web Developer’s New Best Friend is the AI Wai… 8 Best WordPress Hosting Solutions on the Market alex williams Related Posts Why Tech Companies Need Simpler Terms of Servic… What will the Apple service look like? The labels are wary of Apple. Deals will be much more expensive. And we hardly expect an API. And we wonder if that may be Apple’s achilles heal. Without an API, Apple will have to rely on its own devices to deliver music. And that’s a potentially limiting approach.
